the tenants rented my house for approx. four years, i asked the them to leave after unpaid rent money. on the last day the wife signed a document for payment of the remaining balance, which was breached and i lost contact with them for a couple of months; after tracking them down in taxes they've made two payments. i've tried civil court but the jurisdiction is only for california. any suggestions?

...and sue in jurisdiction where property is or where contract was signed.
