Recover unpaid rent money in California from tenat who moved to Taxes

the tenant couple rented my house for approx. four years, i asked the them to leave due to a 3500++ dlrs of unpaid rent money. on the last day the wife signed a payment for the remainding balance document, which was breached and i lost contact with them for a couple of months; after tracking them down in taxes they've made two payments. i've tried civil court but the jurisdiction is only for california. please help

Get your documentation of monies owed to an attorney specializing in COLLECTIONS. Attorney can send threatening letters AND file a suit against them in area where the property was located - assuming CA. To defend against the suit, tenant/defendants have to get CA attorney or return for court.
You should not have let them get $3,500 in the whole!!!
